With 2026 upon us we took an in depth look into which areas in Hull are expected to be popular in 2026 and which areas are due to see infrastructure improvements which could benefit you. We looked at the prospected infrastructure improvements, what amenities are already in place and how much it will cost you to buy your new home in those areas. All the things you need to enjoy a home and make your life as easy as possible.
When we looked at the best places to live in Hull in 2026, we looked into a number of key factors such as house prices, the availability of new homes in that area, transport links and schools but also the plans to further develop that area in the coming months and years to follow. During our research 3 locations in particular jumped out at us that ticked all these key criteria boxes that made us choose these 3 as our top 3 places to buy in 2026.
We have listed the 3 areas we believe to be the best areas to live in Hull in order of average house price from cheapest to most expensive and given you key details we believe make them great choices to buy your next home in these areas…
Kingswood, HU7
With the lowest average house price of £192,483, of the 3 areas we have looked at Kingswood, HU7 arguably has the greatest number of things happening to make you aware of. For over 20 years house builders have been building homes in this area making Kingswood one of the largest home owning areas with a HU postcode.
In 2025 Beals Homes who are a local house builder have purchased another 52 acres on Kingswood to develop 418 more homes alongside the houses they have already built over the last few years. Beal Homes are registered with the First homes scheme which provides buyer with more schemes to make buying their next home much easier. Beal Homes can also provide incentives at their discretion to help buyers purchases with benefits ranging from deposit contributions and part exchange.
The many new build properties available on Kingswood offer 1st time buyers and young families the perfect low maintenance home on a site that is walking distance from a large ASDA, along with other shops with plenty of food outlets. David Lloyds gym, Hollywood bowl and Cineworld provide residents with plenty of options to spend their leisure time.
For those with young children Kingswood falls into the catchment area for 3 of the Ofsted rated ‘Outstanding’ Schools in Parks Primary Academy, St Marys high school and Ron Dearing high school.
Kingswood does benefit from the lowest average house price on this list and the most amenities, it does however experience the highest crime rate of the 3 areas due to a higher number of reported thefts than most other areas in Hull.
Anlaby, HU10
With an average house price of £221,763 Anlaby is our 2nd cheapest property on this short list of places to buy in Hull in 2026. Now technically Anlaby, HU10 is in the East Riding of Yorkshire and not Hull but it has a HU postcode, so it makes the list!
Anlaby has a number of ‘Outstanding’ rated Primary schools with Christopher Pickering & Eastfield primary catchment area falling Anlaby, with Anlaby primary, Anlaby Acre heads and Springhead primary all rated as ‘Good’ too. Anlaby has 2 Secondary schools rated as ‘Outstanding’ by Ofsted– Tranby private school and Ganton special school with Sirius academy, Hessle high, St Annes high school and Wolfreton – rated as ‘Good’
Residents of Anlaby are spoilt for choice with supermarkets and convenience shops
Morrisons on Springfield way and Aldi & Lidl a short drive away in Willerby. Anlaby square is home to a Sainsburys and independent stores such as Brian Fields.
In terms of transport links Anlaby has perfect access to the A63 which leads you to the M62 out of town.
Anlaby is home to the completed David Wilson site on Lowfield road (opposite Spire hospital) as well as more new builds being built by Bellway Homes on Beverley Road in Anlaby too. A stone’s throw away from these 2 sites, on Boothferry road even more new builds are being built by Beal Homes.
In terms of safety, Anlaby comes 2nd of the 3 areas in terms of crime rate with a relatively low crime rate, only beaten by the next area on our list below.
Cottingham, HU16
With the highest average house price £253,846 from our 3 spotlight areas to live has its own bunch of fantastic primary and secondary schools with great transport links and plenty to offer for leisure. Another area that is technically East Riding of Yorkshire but makes the list due to its HU postcode.
School wise, Cottingham, HU16 has a number of ‘Good’ Ofsted rated schools with Bricknell Primary School rated as ‘Outstanding’, all schools in the Cottingham fall inside the catchment area for both Kelvin Hall and St Marys high schools which were both rated ‘Outstanding by Ofsted.
Charles church homes are continuing to build more new build homes for sale on Harland Way, providing more quality new homes in the area following on from the recent completion of new homes by Risby Homes on Park Lane.
Cottingham may not be close to the A63 to get you to the motorway, but it does have its own Train station that sits on a direct line into Hull city centre and up to Bridlington providing you with another transport option other than driving to get to work or to many exciting days out.
Cottingham boasts plenty of pubs and restaurants to choose from to provide residents with plethora of social options right on their doorstep. The largest leisure facility in Cottingham is Cottingham Parks golf and leisure resort which is coming to the end of a £2.5m refurb to build a bigger gym and a spa for local residents, along with improving the golf course and creating a wedding venue, which will bring new job opportunities to residents.
The East riding of Yorkshire council began work in January 2024 to widen the A164 (The Dual carriageway from Cottingham to Beverley) to widen the road from 2 lanes to 4 which will drastically shorten the commute time to and from Beverley from Cottingham. These works are due to be completed by the end of this year. This is a great improvement to those who intend to live in Cottingham and work in Beverley and should drastically shorten the commute time both ways.
Out of the 3 areas we have highlighted Cottingham has the lowest reported crime rate, making this the safest area on our list to live.
All of these areas should benefit further from the Hull City councils plans to spend £80.5 million on a 3-year rejuvenation project to improve local bridges, highways and build more homes in the Hull and surrounding areas.
Now not everyone will want to buy a new build, but due to the lack of supply a new build property along with their buying schemes provides a great way to get on the ladder for people in all circumstances. We have simply highlighted the development plans with new build developers and the planned infrastructure improvements along with amenities currently in these spotlight areas to show which areas should be of interest to would be buyers. We have shown you what these areas currently have to offer but also what is in the pipeline to help you plan your next home move in the Hull area.
